Intervention Area Proposals 5: The Eastern Gateway

This area focuses on the eastern entrance to the town centre.

Key ideas include:

  • Create a lively civic heart focused on food, culture, and great public spaces
  • Make it easier to walk around the town centre with wider pavements and greenery
  • Restore the High Street’s historic character with better shopfronts and signage
  • Add homes and mixeduse development to support a vibrant day and night economy

Local Development Plan Policy TC 8 Compliance (Former Post Office Sorting Depot/BT Exchange, Midland Road) – ‘The site should be comprehensively redeveloped for mixed uses to include: new retail units on the ground floor with residential above, retention of the former Post Office sorting depot façade; and safeguarding access to existing utilities.’

Local Development Plan Policy TC 10 Compliance (Alma Street/Cambridge Street) – ‘Proposals for the site should include: high quality building with an active frontage on the corner of Alma Street, predominately residential units on the remaining back land area; and safeguarding access to existing utilities.’

Develop the “Restaurant Quarter” - Build on Cambridge Street’s food and drink scene by making it easier to walk around and creating space for outdoor seating and activity.

Shopfront Improvements - Support better shopfronts on Market and Cambridge Street through enforcement and grants, helping highlight Wellingborough’s character and improve the street environment.

Negotiate Parking Provision - Work with retailers like Matalan and Aldi to allow public use of their car parks, including outside store opening hours.

Improve Active Travel Infrastructure - Improve walking routes on busy streets and add well‑lit, secure bike parking to make key places easier to reach.

Mixed-Use Infill - Bring new life to the area by reusing good buildings, replacing poor‑quality ones, and adding new homes and mixed‑use development on vacant sites.
